We'd rather you knew the rules too
We believe informed tenants make for better tenancies. Here are some of the key protections you have as a private renter in England.
This is general information, not legal advice. Shelter and Citizens Advice offer free independent help.
Your key protections
- Your home must be safe, free from serious hazards and kept in repair
- Your deposit is capped and must be protected in an approved scheme
- Most fees to landlords and agents are banned
- Rent can normally only be increased once a year using the formal process
- No fault evictions have been abolished
- You can ask to keep a pet and the request can't be unreasonably refused
- Landlords and agents can't refuse you because you have children or receive benefits
Questions tenants ask us
What will I need to pay before moving in?
A holding deposit of up to one week's rent to reserve the property (which counts towards your first payment), a tenancy deposit of up to five weeks' rent, and your first month's rent. That's it. Full details are on our fees page.
What do you check when I apply?
We confirm your identity and Right to Rent, check affordability (usually income of around 30 times the monthly rent, or a guarantor) and ask for a previous landlord reference where you have one. We never charge for referencing.
I don't have a UK guarantor. Can I still apply?
Yes. Speak to us about the options, which can include a guarantor service. We will consider every application on its own merits.
How do I report a repair?
Use our online repair form, which lets you add details of the problem. For emergencies such as a gas leak, flooding or no heating in winter, call us straight away. If you smell gas, call the National Gas Emergency Service on 0800 111 999 first.
Can I have a pet?
You can ask, and your landlord must consider the request and can't unreasonably refuse. They may ask you to have pet insurance. Tell us about your pet when you register.
How do I end my tenancy?
Most tenancies are now periodic, which means you can usually leave by giving two months' written notice. Contact us and we'll confirm the date and arrange your check out.
How do I get my deposit back?
After your check out we compare the property with the move in inventory. We aim to agree any deductions quickly and return your deposit within the legal timescale. If you disagree, the deposit scheme offers a free independent dispute service.
