Letting regulation is complicated. That's our job.
Getting compliance wrong can cost landlords their right to regain possession, fines of up to tens of thousands of pounds, or orders to repay up to two years' rent. Our years of experience in the private rented sector, including licensing and enforcement, mean we spot problems before they become expensive.
We keep every property on top of current rules, including the reforms brought in by the Renters' Rights Act, and we tell you in plain English what changes mean for you.

- Selective, additional and mandatory HMO licensing
- Gas safety, EICR and smoke and carbon monoxide alarms
- Energy Performance Certificates and minimum standards
- Deposit protection and prescribed information
- Right to Rent checks
- Periodic tenancies, rent increases and valid notices
- Repair standards, damp and mould, and hazard ratings
HMO management, end to end
- Licence applications, conditions and renewals
- Room sizes, amenity standards and fire risk assessments
- Weekly or regular communal area checks
- Room by room tenant finding and referencing
- Utility, broadband and council tax management
- Rapid turnaround between tenancies to protect occupancy
Higher yields, without the higher risk
Houses in multiple occupation can deliver excellent returns, but they come with the heaviest regulation in the private rented sector. Running an unlicensed HMO is a criminal offence and can lead to a rent repayment order against the landlord.
We set your HMO up correctly, keep the licence conditions met and manage the day to day so every room stays let to good tenants.
Talk to us about your HMOQuestions landlords ask us
How much do your services cost?
Let only is one month's rent. Rent collection, full management and HMO management are 15% of the rent collected. We're not VAT registered, so there's no VAT on top. Inventories and check out reports are carried out by an independent third party company and passed on at cost. A small number of optional extras, such as licence applications and works supervision, have fixed published fees. Full details are on our fees page.
Can you take over a property that already has tenants?
Yes. We review the existing tenancy paperwork, deposit protection and certificates, fix any gaps and introduce ourselves to the tenants so the handover is smooth.
What has the Renters' Rights Act changed for me?
The main changes include the end of section 21 "no fault" evictions, tenancies becoming periodic, a single formal route for rent increases once a year, new rules on pets and on refusing tenants with children or on benefits, and new landlord registration and ombudsman duties. We'll walk you through how it applies to your property.
Do I need a licence to let my property?
It depends on the borough, the street and how the property is occupied. Many London boroughs run selective or additional licensing schemes. We check this for every property at valuation stage.
How quickly can you find a tenant?
Most well presented, correctly priced London properties let within a few weeks. We'll give you a realistic timescale for your property at valuation.
Do you manage properties for overseas landlords?
Yes. Our full management service is ideal if you live abroad, and we can handle your Non Resident Landlord Scheme returns for a small fee per return.
